Churchill Living is bringing forward proposals for a new retirement living development at Church Lane in Horsforth.
The proposals are for the redevelopment of the former Horsforth Clinic on Church Lane and also include the former nursery on the corner with Church Avenue both of which are no longer in use.
The former Horsforth Clinic closed in 2024, following NHS England’s decision to relocate healthcare provision to other facilities in the local area. NHS England has deemed the site surplus to healthcare requirements and is looking to sell the site for redevelopment.
Churchill Living is therefore now bringing forward proposals to regenerate this important brownfield site within the town. The site is located in a highly sustainable part of Horsforth, with excellent access to a wide range of everyday shops, services and community facilities.
Churchill Living’s emerging vision for the site includes a high-quality, independent retirement living building of 42 one and two-bedroom apartments.
As well as bringing a vacant site back into use and improving the street scene along Church Lane, the proposals would make a significant contribution locally in terms of social, economic and environmental benefits.

Meeting the needs of older people
By moving to a Churchill Living community of like-minded people, isolation and loneliness are significantly reduced as are anxieties related to the maintenance of the home and to safety and security experienced by many older people, enabling our residents to enjoy greatly improved health and general wellbeing.
Reducing demand on the health services
Retirement communities reduce the risk of health challenges as residents generally remain in better health, both physically and mentally, in comparison to traditional, often older accommodation. There is level access throughout, significantly reducing the risk of trips and falls, which is one of the greatest costs to the NHS.
Freeing up homes
Research has shown that by providing homes at the top of the housing ladder, which better meet the needs and aspirations of older people, this helps release many larger, second-hand properties back onto the market for local families to move into. In turn smaller homes are also released which are suitable for first-time buyers.
